Local Buyer Secures $6.5 Million Penthouse at Crows Nest Boutique Development

A Crows Nest local has paid $6.5 million off-the-plan for the penthouse at Alex & Willow, a 26-residence boutique development at 82-90 Alexander Street, in the suburb’s tightest-held residential precinct.



The buyer, understood to have sold a long-held family home in the area before spending six months searching for the right apartment across the Lower North Shore, ultimately returned to the same development after inspecting alternatives. The sale takes the project to 60 per cent sold, with completion scheduled for early 2027.

The penthouse sale underscores the deep demand for boutique developments across the Lower North Shore. Comparable properties, meaning generously proportioned apartments in low-rise buildings within walking distance of Willoughby Road, are genuinely scarce.

A building with specific architectural credentials

Alex & Willow is a $100 million development designed by Nettleton Tribe with interiors by Richards Stanisich. Nettleton Tribe is among Sydney’s most recognised apartment architects; Richards Stanisich has built a reputation for residential interiors that translate house-like comfort and materiality into apartment settings.

The building’s curved form and facade of contemporary aluminium battens and fluted concrete details give it a distinct presence on Alexander Street. The development is topped with a communal rooftop terrace offering outdoor entertaining, raised gardens and district views.

Interiors are finished with natural marble stone benchtops, Miele appliances, integrated refrigerators and polyurethane cabinetry in the kitchen, with oak flooring through living areas and quality carpet in bedrooms.

Richards Stanisich Director Kirsten Stanisich described the brief as drawing on the best elements of a well-considered house. “We cherry picked all the best features from a large-scale house and wove them together to bring a calm sense of retreat,” she said.

Local downsizers driving demand

The buyer profile at Alex & Willow has been consistent throughout the sales campaign. The development has attracted predominantly local downsizers transitioning from family homes without wanting to leave their suburb or reduce their sense of space, alongside a smaller group of upsizers and investors drawn by the location and design.

Ray White Projects Managing Partner Eddie Mansour described the pattern.
